Privacy Policy

The short version. TerraIQs is a Texas rural-land due-diligence tool. To run it we collect your email and account info, the parcels you look up, and your payment status. We don't sell your data, we don't show third-party ads on the site, and we don't share parcel reports with third parties. We do run Google Ads conversion measurement so we can tell which of our own ads work — including sending Google a securely hashed version of your checkout email (see §5). We use a handful of standard sub-processors (Google for sign-in and ad-conversion measurement, Stripe for billing, Anthropic for the chat assistant, Fly.io for hosting, Sentry for error monitoring). You can request access to or deletion of your data at any time by emailing contact@terraiqs.com.

1. Who we are

"TerraIQs," "we," "us," and "our" refer to the operator of the TerraIQs service available at terraiqs.com and related subdomains. TerraIQs publishes parcel-level due-diligence dossiers for rural Texas land. We're a small team; we built this site to help individual buyers, land developers, and brokers understand a property before they buy.

2. Information we collect

Information you give us directly

  • Account info. When you sign in we receive your email address, display name, and a stable identifier from your sign-in provider (Google). If you sign in with a passwordless email link, we receive only your email.
  • Payment info. If you buy credits or a subscription, you enter card details directly on Stripe's checkout page. Stripe is our payment processor; we never see or store your full card number. We do store the Stripe customer ID, subscription status, plan, and the amount charged so we can show your billing history and apply credits.
  • Messages. If you message us through the contact form, the in-app chat assistant, or the "talk to a human" option, we keep the message contents along with your email address so we can respond.

Information we collect automatically

  • Session data. We issue a signed session cookie when you sign in. We log the session token, the IP address that signed in, and the user-agent string so we can detect anomalous logins and let you sign out of all sessions.
  • Dossier history. When you generate a parcel report, we log the FIPS + Prop ID, your user ID, and the timestamp. This is what powers your credit balance ("you've already paid for this parcel, no extra charge") and lets us debug performance issues.
  • Chat telemetry. If you use the chat widget, we log each message (yours and the assistant's), a randomly generated session ID, the assistant's mode (Claude or FAQ), an SHA-256 hash of your IP (we never store the raw IP), and your user-agent. We use this to improve the chatbot and answer recurring questions.
  • Error reports. If the site crashes for you, we send a stack trace plus minimal context (URL, user ID if signed in) to Sentry so we can fix it.
  • Advertising & conversion measurement. If you reach TerraIQs from one of our Google ads, Google's advertising tag records that your visit — and any resulting sign-up or purchase — came from that ad, so we can tell which campaigns are worth running. For purchases we also pass Google a securely hashed (SHA-256) version of the email you enter at checkout so it can match the sale to the ad click ("enhanced conversions"). We never send Google your plaintext email, your parcel reports, or your card details. See §5 for cookies and opt-out.

Information we do not collect

  • We do not run general-purpose analytics or social advertising trackers (no Google Analytics, no Meta pixel, no LinkedIn Insight). The only measurement tag we run is Google Ads conversion tracking, used solely to measure our own ad campaigns (see §5).
  • We do not collect your phone number, government ID, or precise device location.
  • We do not buy supplemental data about you from data brokers.

3. How we use the information

  • To run the service: authenticate you, charge you for credits or subscriptions, generate the dossiers you request, and let you re-download dossiers you've already paid for.
  • To support you: respond to your messages, send transactional email (sign-in links, receipts, account notifications).
  • To keep the service working: monitor errors, detect abuse, improve performance.
  • To improve the product: review aggregate usage patterns and chat questions to decide what to build next.
  • To measure our advertising: understand which of our Google ad campaigns lead to sign-ups and purchases, so we don't spend on ads that don't work.
  • To comply with our legal obligations: respond to lawful requests, enforce our Terms of Use, and protect against fraud.

4. Sub-processors and sharing

We share data only with the third-party services that make TerraIQs work. Each one processes data on our behalf under their own commercial agreements.

Current sub-processors

  • Google — OAuth sign-in (email, name, stable account ID)
  • Google Ads — measures conversions from our advertising; for purchases, receives a hashed (never plaintext) version of your checkout email to match the sale to an ad click
  • Stripe — payment processing and subscription management
  • Anthropic — powers the Claude-based chat assistant (your message text is sent to Anthropic when you use the chat)
  • Fly.io — application hosting, Postgres database, and one-region edge deployment
  • Tigris — object storage for parcel boundary files and base layers
  • Sentry — error monitoring and crash reports
  • Gmail (Google Workspace) — outbound transactional email (sign-in links, receipts)

We do not sell your personal information, and we do not share it with advertisers, brokers, or marketing networks — other than the limited, hashed conversion data we send Google to measure our own ads, described in §5. The only times we'd disclose your data outside the list above are: (a) with your explicit consent, (b) to comply with a lawful subpoena or court order, (c) to protect against fraud or imminent harm, or (d) as part of a business transfer in which the buyer agrees to honor this policy.

Google user data — Limited Use

When you choose "Continue with Google," we access only your basic Google profile (your email address, display name, and a stable Google account identifier) for the sole purpose of creating and authenticating your TerraIQs account. We request no other Google data and use no sensitive or restricted Google API scopes.

TerraIQs's use and transfer of information received from Google APIs to any other app will adhere to the Google API Services User Data Policy, including the Limited Use requirements. Specifically, we do not use Google user data for advertising, we do not sell it, and we do not transfer it to third parties except (a) to provide or improve the TerraIQs service, (b) for security purposes, (c) to comply with applicable law, or (d) as part of a merger or acquisition in which the successor honors this policy.

5. Cookies, advertising, and conversion measurement

We use first-party cookies to keep you signed in and to remember your trial-credit count before you sign up.

Google Ads tag. Every page includes Google's advertising tag (gtag.js, ID AW-18255112391). When you arrive from one of our ads it sets Google Ads cookies (such as _gcl_*) so that a later sign-up or purchase can be attributed to that campaign, and so Google can build remarketing audiences that let us reach past visitors with our own ads. We use this solely to measure and run our own advertising — we do not sell this data and we do not display third-party ads on TerraIQs. We have enabled Google "enhanced conversions": when you complete a purchase, the tag creates a SHA-256 hash of the email you entered at checkout in your browser and sends only that hash to Google to match the sale to an ad click. Your plaintext email, your parcel reports, and your card details are never sent to Google. Google processes this data under its advertising & cookies policy. You can opt out of personalized advertising at Google Ad Settings, and you can block these cookies through your browser.

We do not use device fingerprinting. The chat assistant uses your browser's sessionStorage to keep your conversation continuous across page loads; clearing your browser data resets it.

6. How long we keep data

  • Account data: kept while your account is active, and for a reasonable period after closure for tax, fraud-prevention, and dispute-resolution purposes.
  • Sessions: auto-expire 30 days after sign-in unless you sign out earlier.
  • Dossier history: kept for the life of your account so you can re-download the reports you've paid for.
  • Chat logs: kept up to 24 months, then deleted on a rolling basis.
  • Error reports: kept up to 90 days in Sentry, then auto-purged.
  • Payment records: retained as long as legally required (typically 7 years for tax records).

7. Your rights and choices

You can:

  • Ask for a copy of the personal data we hold about you.
  • Ask us to correct anything that's wrong.
  • Ask us to delete your account and personal data, subject to records we're required to keep by law.
  • Withdraw consent for processing that's based on consent (such as the chat assistant).
  • Object to processing, or ask us to restrict it.
  • Export your dossier history in a machine-readable format.

To exercise any of these rights, email contact@terraiqs.com from the address tied to your account. We will respond within 30 days. Residents of California, Colorado, Virginia, and other US states with consumer-privacy statutes have these rights under those laws. Residents of the European Economic Area and the United Kingdom have these rights under the GDPR / UK GDPR.

8. How we protect your data

We use TLS for all traffic in and out of the service. Account passwords are not stored — we rely on Google to authenticate you, or on signed magic links. Session tokens are stored only in our database in hashed form. Payment data lives at Stripe, not on our servers. Database backups are encrypted at rest. We monitor for unauthorized access and would notify affected users within 72 hours of confirming a breach that exposes personal information.

9. Children's privacy

TerraIQs is not directed at children under 13, and we do not knowingly collect personal information from them. If you believe a child has provided us with personal information, please email contact@terraiqs.com and we will delete it.

10. International users

TerraIQs is operated from the United States and our infrastructure is hosted in the US. If you use the service from outside the US, your information will be transferred to and processed in the US, which may have different data-protection laws than your country. By using TerraIQs you consent to that transfer.

11. Changes to this policy

If we make material changes to this policy, we'll update the "Last updated" date at the top of the page and, if the change is significant, send you an email notification or post a notice in the app. Continued use of the service after a change means you accept the updated policy.
